IF GREEN is your thing, then a property sandwiched between two parks with a leafy back garden will tick all the right boxes. It is certainly what appealed to Dana and Isaac Marcus when they bought 7 Hodgson Street in Brunswick three years ago.

"The location is just fantastic, on a quiet street with Royal Park starting just a block or so south and a small local park at the (north) end of the street," Ms Marcus says.

The single-fronted terrace, built in 1900, has two bedrooms, one bathroom, a sizeable living area, formal dining space and a galley-style kitchen. Built-in robes and reverse cycle heating-cooling were recent additions to both bedrooms and the lounge. Out the back is a pergola and a storage shed, which is practically hidden by all that greenery. It was just the right size when they bought it, but with a 10-month-old daughter and plans to have another child soon they are rapidly running out of space.

"We love the area and we don't really want to move but we're just outgrowing the house," Ms Marcus says. They hope to find something close by, with an extra bedroom.

Hocking Stuart, who will auction the property on Saturday, June 21 at 11.30am, is quoting $450,000-$490,000.
